Wow! I can't believe it's September! I hope you had a great summer, and now I guess it's back to work and school.
Looking back at July and August, when compared to previous years, we saw slightly fewer home sales (~3% fewer) with a modest average price increase (up ~2.5%).
With people retreating to the Cape and NH, etc. summer months are often slower, and this summer was no different, resulting in price changes by motivated sellers. Approximately 24% of the listings have seen a price adjustment, with reductions in the 4.7% range - similar to the same period during the past three years.
With interest rates relatively stable, we are expecting a normal autumn real estate market.

Luxury Market Update
The luxury market is generally defined as the top 10% of all home sales by price in a given area.
The Institute for Luxury Home Marketing's July 2026 North America Luxury Market Report classified the luxury single-family market as a Seller's Market in June 2026, with a 30.81% sales ratio and homes selling at an average of 98.65% of list price. The median luxury threshold price stood at $900,000, and the median luxury single-family sales price reached $1,350,000 across tracked North American markets. Looking ahead, inventory is expected to remain the most critical variable: if new listing activity stays below historic norms, competition for desirable single-family homes is likely to intensify, continuing to support luxury property values.
